The next step is to get your home ready to sell. In addition to following the suggestions Paula made during your home evaluation, you can get your home ready to sell by:
- Decluttering and re-arranging: Throw out, sell, or donate items you no longer use, and clean and organize everything that remains. This will make your home seem more spacious. If necessary, consider putting unnecessary furniture or personal effects into storage.
- Give your home a thorough cleaning. Wash your windows, tackle dusty cobwebs, and scrub floors, appliances, and bathrooms. In addition to brightening up your home and making it more attractive, thoroughly cleaning your home will make it easier to keep things tidy and in top condition so it’s always ready for a viewing.

CONSIDER THE COSTS
Sellers should expect to pay certain costs when they sell their home. Your net proceeds will be your final sale price minus these costs. These costs include but are not limited to:
- Your existing mortgage balance
- Associated mortgage penalties incurred for paying off your mortgage balance before your term ends.
- Real estate commission plus HST
- Legal fees and disbursements. Legal fees for home sales average approximately $850.

NEGOTIATING & COMPLETING YOUR HOME SALE
